Buildings with superior environmental performance offer numerous secondary benefits, such as improved employee health and intellectual productivity through enhanced office environments. This metric enables a comprehensive monetary valuation of the effects of constructing or retrofitting energy-efficient buildings, encompassing not only energy cost savings (Energy Benefits) but also secondary effects (Non-Energy Benefits, NEBs). This facilitates accurate assessment of payback periods and promotes investment decisions for energy-efficient buildings. For example, in an office building with a gross floor area of approximately 1,200m², the payback period was reduced from 20 years to 4 years.
